Why Epoxy Coatings Peel and Flake

Peeling almost always comes down to one of two things: moisture pushing up from underneath the slab, or a coating that was never properly bonded to the concrete in the first place. Kansas City's slab moisture levels are unforgiving on shortcuts — if a floor was acid-etched instead of mechanically ground, or coated over a slab that was never moisture-tested, the epoxy is sitting on top of the concrete instead of anchored into it. Eventually it lets go, usually starting at seams, corners, or wherever cars come and go the most.

Big-box DIY epoxy kits are a common culprit too. They're typically water-based coatings designed for light use, and they don't hold up to daily vehicle traffic, hot tires, or Midwest humidity swings the way a properly installed industrial system does.

Our Repair Process

We don't just patch over the failure — we remove it. Diamond grinding takes the floor down to clean, sound concrete and opens up a mechanical profile the new coating can actually grip. From there we run a moisture test before anything goes down, apply a moisture-vapor barrier primer where needed, and finish with an industrial polyaspartic or epoxy topcoat built for vehicle traffic and hot tire pickup.

Most homeowners assume a peeling floor means ripping out the slab and starting over. In the vast majority of cases that's not true — the underlying concrete is fine, it's the coating system that failed. Mechanical prep and a properly engineered repair system restore the floor at a fraction of full replacement cost.
